http://toreal.blogs.com/toronto/2007/05/toronto_real_es.html The Toronto resale housing market got off to a roaring start in May, with 5,003 sales reported during the first 15 days of the month, Toronto Real Estate Board President Dorothy Mason announced today. This is an 11 per cent increase over the first half of May 2006 and the highest mid-month sales total in Toronto Board's history. "All signs point to a very healthy market for the remainder of the spring," Mrs. Mason said. "In terms of activity, this year is about six per cent ahead of last year's pace, and that's an indication that there's a lot of confidence in this market. Now is an excellent time to get started in the market or make a move." The average price in the first half of May was up two per cent to $377,612 from the $369,543 recorded during the first half of May 2006. Year-to-date prices were nearly five per cent ahead of the same time last year. Meanwhile average time-on-market for a listed home fell to 28 days, and the average list-to-sale price ratio rose to 99 per cent of the asking price. In Scarborough's West Agincourt neighbourhood (E05), condominium transactions more than doubled as the area saw a 39 per cent overall increase compared to mid-May of 2006.Strong condominium activity also pushed Mississauga's City Centre (W15) to a 49 per cent overall increase compared to the same timeframe a year ago. In the Downtown Toronto/Harbourfront area (C01), 34 per cent more homes changed hands compared to mid-May of last year, fueled mostly by high-rise condominiums.In central Vaughan (N08), detached homes and town homes were the most active types as overall transactions increased from mid-May of last year by 59 per cent.

Because big cities such as Toronto attract more immigrants, demand for houses is greater, driving up prices even more, he explains.In a report entitled, ``Much Ado About Nothing: Canadian House Prices Not Based on Demographics Alone,'' Tal challenges conventional wisdom which holds that house prices would take a tumble in coming years because of downsizing by seniors and a decreasing number of first-time buyers."House prices will perform at least as good as in the past 20 years," he said in an interview. This prediction assumes a 2 per cent annual inflation rate.In the coming years, there will be a "surprisingly high" amount of housing market activity for people in the 55-to-74 age range as they buy up vacation and investment properties, the report states.There will also be 167,000 fewer first-time buyers over the next two decades, a number the bank refers to as "marginal," at best."Our finding is that the widely held fear of a softening in housing market activity and structural downward pressure on prices due to the changing Canadian demographic landscape are largely unsubstantiated," the CIBC World Markets report reads.Darryl Mitchell, a broker with Royal LePage, says he's "not surprised" by the bank's findings. Particularly when it comes to Toronto, there's room to grow in pricing, he says."We see ourselves as a world city, but we're very low priced compared to other world cities," he said. The average price of a resale home in the Greater Toronto Area is currently $372,169, according to the Toronto Real Estate Board.
