不要说多余的钱可以投资,投资100%保本的收益长期来看还是少于贷款利息。

这个还真是跟每个人投资习惯有关,
不投资的,或者投资只限于gic等回报率比较低的,其实贷款没也啥好处,毕竟投资有风险

加拿大明年估计会加息,幅度也许不小

同意,我就不会投资,个人认为全款买房总好过全款买GIC,毕竟买房收益也可能超过年5%回报率,还能外加一个使用功能。

而3年固定2点多,gic的利息比这个低,贷款显然不合算
如果不习惯做别的有风险的投资,贷款还真没啥必要

这个是基于由全款买房的钱,如何处理的问题。
如果是我,我不会全款付清。
其中一个可能的方式例子:
购入两套房:
少量自住房贷款,自己收入加速还。
多数贷款在投资房上,利息及费用年底抵税。
当然如果我自己,还会略有不同。

GIC的投资就真的算了。
这个大印钞的时代,其实就是便宜了富人,苦了穷人。
我们做不了富人,也不能跟着CPI的曲线底下走啊。

关于加息的问题。我觉得加拿大政府不会一棒子打死的快速上涨。
北美欧洲都不会。
加拿大关于限制地产现在走的路,和中国有点类似:
限制流动性,而不是加息。
这也是最近出来增加压力测试政策的原因。
当然适当的加息还是会有的。

我觉得对于这样的群体,全款买下,挺好的,踏实安心
